We have received a number of enquiries about property investments in flats. A number of people are looking for building plans for flats in South Africa and Zimbabwe It is a good investment if one intends on getting residual income. In the article we will look at steps to take when considering such an investment. Who to appoint etc

1.Zoning/re-zoning, 

The inception report will highlight what type of building uses your property allows for. If not allowed there can be an allowance for a special consent application where your respective neighbours will have to buy in and consent to the proposed development. If it is completely excluded from the recommended uses a rezoning application will need to be undertaken and  typically a town planner will need to be engaged to process the paperwork.

There is usually an allowance for coverage and FAR that will need to be factored in and number of units allowable, the design needs to comply with municipality regulations in this regard.

If a rezoning application is to be undertaken the architect will need to draw up the proposed building plans 

What of a granny flat/cottage

Typically allowable granny flats need to sit on 60sqm or 80sqm if it is an ancillary unit In South Africa a lot of people are looking to invest in such buildings. Back rooms or cottages within your property allow you to access liquidity that can aid you in paying back your home loan.

One example we have recently tackled, existing house on 900sqm property we changed the existing building to accommodate 2 units on the ground floor and 2 units on the top. And built designed a new building with 4 units on the ground floor and 4units on the first floor, the building still sits within the allowable coverage and height restrictions for the area…
